I'm just going to give the TLDR version of this... basically due to issues outside of our offices control, the owner of a project for which we just completed construction documents, is questioning if we can phase the project.  

  • Currently the entire project is in a single phase (New Construction).
  • There are two towers.  One is 13 stories tall and the other 12 stories tall.
  • The towers are separated by around 40’ and both are continuous across the 1st, 2nd, and 3rd floors.
  • They are looking into breaking the 134 page document set into 2 separate sets
  • Assuming enough condos are sold, Phase 2 would be built immediately following phase 1.
  • They are looking at phasing at the expansion joint which occurs at the face of Tower 1.  The 40’ gap and Tower 2 would be phase 2.
  • It is assumed at this point that Levels 1, 2, and 3 would be built to the face of Tower 1 and stopped.  The remainder built during phase 2.

This little nugget was dropped on me today.  I'm not entirely sure the best way to handle it.  If I can get away without using duplicate sheet numbers (somehow figure out an intelligent numbering system?) then I could keep the entire project in one single Revit file.  I could not find a way to have two "A2.01" sheets.  If the sheet numbering is an issue with the contractor, owner, or my boss… OOF.    I don't know.  I'm a bit worried about the process of having to separate the entire project into two separate Revit files.  I am really hoping I can keep it in one file and figure out the sheet numbering fiasco.  

 

I think I can easily grab most stuff and pull it to a new phase.  We have already established match line that would occur at the face of Tower 1 (point of phase change).  It's going to be a lot of work to do all of this though... I already told my boss this was a very big change in Revit.  He empathizes but ultimately were in the hands of the owner  here.  

 

Has anyone here had to do this? Do you have any advice, thoughts, or suggestions?

I would think that splitting the project into two would be easier than phases.  Split the elements at the link junction then create two files and  delete one or the other structures in each file.   Now adjust plans and sheets for each file.  Obviously the keeper tower first.   If it doesn't sell out then maybe the sacond tower never gets cleaned up.

WWHub - Came to the same conclusion after thinking about it overnight.  If I save my file out twice, and just erase half out of each file - then it would be pretty easy to re-create the sheets.

And… on top of that my boss just walked in and informed me that they would be phasing... but phasing differently.  They'll build up to the top of slab on the 4th floor on the right tower and just hold on the tower above.  our drawings wouldn’t require doing any phasing as a result.

 

Guess that mental challenge was for not, and before my morning coffee to boot!
