I have been trying to create a mechanical equipment tag that can be editable within a model. I have tried to create one using the generic tag template. I can't find a parameter that will be editable when loaded into a project

That is because you are using a generic tag template.

I do not have MEP on this machine but you should have the proper template available.

There is no template for mechanical equipment tag.

Start with a generic annotation then change the family category to Mechanical Equipment Tags.  Once you have done this you will seee the parameters under this category including mark as I have done in the attached.

Open the stock mechanical equipment tag - save it under a new name and modify it.
