Although the "export area fill boundaries to PLINE" box is checked in export settings, no area-defining PLINES are present in the exported DWG even though every room has a area fill and the room schedule seems correct.
Secondly, I'm pretty disappointed that Revit exports many entities with color set "ByEntity" which is a big CAD standard no-no - can this behavior be changed?

From the Revit help file on exporting to dwg:
------------------------------------------------------
Exporting Layers
On the File menu, click Import/Export Settings Export Layers DWG/DXF for AutoCAD or DGN for MicroStation.
The Export Layers dialog box displays.
To load an existing layer mapping file, click Load and navigate to the directory containing the file.
To generate a layer mapping file, click Standard and select a mapping standard in the dialog box.
To edit Projection or Cut values, click in the Layer Name or Color ID text box next to the Category name to edit the value.
Click OK to save the changes to the current file or click Save As to save the file under a different name.
------------------------------------------------------
On the polyline issue, again are you using area plans? or color fills via room boundries?
They are very different types of plans and only room boundries will export to polylines, not area boundries.

I know that but why are some items being exported as color set "byentity" there doesn't seem to be any setting to control that behavior. Also the room area fills are not being exported with a PLINE boundary even though that is checked. These are from color fills set by room boundaries.
