For a job the client want a cut steel ribbon around the project similar to whats on the front cover of the 2011 cd case cove. question is what would be the best way to create something like this that wont slow down the revit file.

"cut steel ribbon around the project"  Is this something that you want to show on your titleblock on every sheet?

Use a material that has the holes defined in it.  Don't model the holes!

With the material with holes i can get it to show how i want in render. But how do i get the holes to show on elevations and just in shaded

You need to apply a "pattern" in that wall surface BUT because that facade is a "little" complicated I believe you'll need to create those holes, check this guy (Zach Kron): http://buildz.blogspot.pt/
