I created a new Revit Struc 2012 file that links with a Revit Arch 2012 file. Everything seems fine, except the families and standards. Things like the grid bubbles, windows, and other special familes from the Arch file either doesn't appear or set to a default standard.

I've tried to import standards from the arch file, but it fails. I would like to use the standards of the architects and have their special families show as well. How can I solve this?

Why would you want to do this?  Typically you don't need our families, just yours.  When you share the model, you can show everything that is in the architects model.  Lookat your view's VG setting and expand it to include other categories - checkbox at the bottom.
