Is there anyway to make a room itself demo?  When I set all the boundary walls to "Phase created:  Existing" and "Phase Demolished:  New Construction", the room itself no longer stayed within its bounds and began to fill the whole building.  When I click on the room itself, the phase is grayed out with no way to edit it.

Instead of actually demolishing a "room" you have to choose the elements you wish to demo. Treat it like the "real world". You cannot actually demo a room but you can demo the compnents that make the room.

I see what you're saying; the problem is that owners often like to compare square footages before and after which is where the automated room schedules could come in handy.  For instance they might want to see how much bigger the kitchen is after it has been relocated to another part of the building.  I guess the next best option is to create an archive copy before you start demolishing walls.
