I've never really understood the property line table, and just can't get it to behave the way I wan't. I've so far only had straight lines so it hasn't really been an issue but this time I'm looking at a lot with arcs. I've enclosed pictures and while I'm at I thought I would ask a couple of related questions:

1) If you look at the table and my drawing the curves doesn't look entirely correct? Also, the manual says I should enter L if the curve is to the left to the preceding line? I used common sense and adapted to curvature. Do you agree with my table?

2) I get a fill line of about 6' when guess the angle of the first curve to 44 degrees. Can you see from the plat which angle it should be? I shouldn't have to guess it, right?

3) How can I create an annotion line that gives a 40' setback all around? Offset tool or something more dedicated?

Another hint that something is wrong is that looking at the area in properties I get 29,831 sqf whereas I know the property should be around 29,700.
