Is it possible to phase materials? As in have an exsisting render material be different from the new construction material on a wall that is not being demolished? For example painted shingles replaced with clapboard siding.

you can assign a graphic override phase material but this is changing all elements to use that material, this is handy in situations where you want to show the whole model as one colour (like those white cardboard renders you see around). to do that, go into your phase settings--> graphic override, on the existing phase the right column is Materials, you can set the material there.
