I am working on a renovation of an existing building and the Owner has asked us to divide the project into three options, or phases.  The first two options split the work about in half, and Option 3 is to do all the work at once.  What is the best way to phase this documentation?  We need to be able to show an existing, demolished and new scope of work for each option, and I don't want to "overmanage" this process.

I would probably do this as design options rather than phases for the new work.  The demolished would still be a phase.  Then depending on what he choses, you show DO 1 or DO 1 & DO 2 or DO 1,2&3.

Design option in my oppintion are more like linked models. You have what is called the "main model" think of these as the exterior walls. Then with the main model there are "design options". Think of this multiple floor plan designs within the exterior walls.

Phase: the time line of the building

eg; how the site is now, new additions, future work...

Options: different ways the design can go

eg; when you have a client who wants either two new bedrooms on the second floor or three new bedrooms or maybe...
