does anyone know if there is a way to create or edit different area types within the area schemes i want to change the common area to circulation space for my common hallways etc.

The area types built into Revit are the standard BOMA types and cannot be modified.
You can however create a new shared parameter for your own area type. You can also define a schedule key for your new area type and do calculations for occupancy, toilets, exits etc.
