We are about to explore the design support process that we can offer to an Architect who is in the process of fulfilling his client’s (the owner) that all important dream that he is trying to realize for several weeks, months and sometimes years to get on paper or begin to construct. We can assist you in the following phases of architectural process, 1. Schematic Design Set First of all our initial process is to collect initial project planning from the Architect in sketch form and a basic information on the building mass model. After collecting this we will start converting these hand drawn sketches in CAD or BIM formats and will deliver to the architect a set of drawings (Floor Plans & Exterior Elevations) for submitting to the Architectural Design Review Board. Usually the process from hand to computer is one that takes a good amount of feedback between the computer operator and designer as the project moves forward. Additionally client changes and modifications would need to be worked through during this stage. So at this stage we will be effectively communicating with the architect for ensuring a quality schematic set. Upon request, we will be creating a 3D site model or contour steps as per the survey drawing so that the architect can see how the building is sitting on the site. Upon approval for the schematic Floor Plans and exterior Elevations, we can proceed with the next phase that is considered Design Development stage. 2. Design development StageThe approved schematic sketches are then analyzed and the fine tuning of the Floor Plans and Elevations are developed and drawn to scale on the architects reproducible letterhead sheets and will mailed to you for sending it to the structural engineer so that the Engineer can use these as base documents. The drawings will consist mainly of a rough Site Plan, Foundation/Basement Plan, Architectural Floor Plans, Each Exterior Elevation, and possible Building Sections to establish wall plate and ceiling heights. They also may include other pertinent miscellaneous features that are required by Design and some generic specifications for materials if required by the owners. 3. Construction Document SetAfter the Design Development drawings are approved we can then proceed to complete the contract documents for a Full Services contract set of building plans. We will communicate with the architect several times to get material and equipment specifications for the overall project to include interior and exterior requirements and to extract further information as to special materials that the owners may have on their minds. The Plans will consist of the completed Design Development drawings with specifications for Room Finishes, Door Schedules, Window Schedules, Fixture Schedules, Equipment Schedules, Wall Sections, Building Sections, Interior Elevations, Framing Plans, Details to clarify building structure and cosmetics, Ceiling Plans, Roof Plans, Topographic Site Plan, Built in Details, Cabinet Details, Bathroom Details, and Stair Details. Also included with the package may be Civil, Mechanical and Electrical Plans and Details with Fixture and Equipment Schedules. 4. Revise and correct city revisions or City Permit SetAt this stage we will modify drawings from corrections requested from the city agencies reviewing the documents and will upload the final city permit set at completion of changes. 5. Construction Bidding SetWe can date and coordinate any changes that may be included from owner specifications prior to bidding. 6. Final Construction SetWe will date and coordinate any value engineering or material selections that need to be included prior to bidding. We can convert your design ideas to cad formats. We can provide support services in preparing interior elevations, partition plans, Furniture plans, RCPs, Finish plans etc.We have experience in senior living, Commercial, Residential domains.
We can also assist you in developing floor plan information's like room areas, room categories, names and types for quantity take offs. For developing the floor plan information we used to charge 75 USD per plan for commercial buildings with a floor area of above 8000 sq ft.
To develop the construction documents for single family residential buildings we usually charge 500 to 1200 USD.
We can also develop colored/Textured floor plans and elevations for brochure designs.
