This is the issue as shown in the attached snap.
i am not able to edit and redefine the Rm boundary.
how i can remove that boundary and create new room.

- i think you need to show us a section ( check if there is a room bounding floor or something ),
- check hidden objects ,
- Open the room separation lines from the visibility graphics
- Finally check that the plan associated level is the same as the room ( not the plan name , check the parameter )
thats what on my mind hope it helps

I see a room there but no room tag. What are the properties of this room when you select it? It may be the room below.
