I have a site file linked into my building file that includes quite a bit of customized accurender settings.  But when I render the file, the customized render materials on the site that render out gray, whereas the materials that were set to a Revit standards accurender material, they render out fine.  Additionally, the materials on the building render out just fine as well as expected.  When you link a file, how do you keep customized accurender properties intact?  Currently the accurender settings are saved to a folder on a network folder, could that be the reason why it renders Gray?  Does the accurender setting need to be saved in the User file in the program?

I think most users do not understand the AccuRender library and how to use it.  Each user's library is unique and can be modified by the user.  If you use a "standard" material on your syetem, it may and probably will be different on the next user's system.  That is why every project should have it's own unique library of materials ... even for what you might consider to be "standard". 

 

Your problem is probably related to the above.  If the linked model was setup with its own library, you don't have a problem, just add the library path under settings / options / rendering.  Otherwise, you will need to have your base library match the library where the model was created.

I generally keep all of my custom maps in a personal library.  Generally b/c i am working on a school system where i have a roaming profile, I have to direct the program to the library each time i open the program.  Settings>Options on the modelins tab.  Just point the way to your new library.  THis should solve the problem.  HTH
