This might be something very simple but for the life of me I cannot figure it out...

I have created an area plan and the area is 5,000 SF.

When I select the floor, it is totally different (by 3,00 0SF). My material schedule matches the floor area. 

Now this gets weirder, some areas on the area plan actually matches the modeled floor and material schedule!

Any suggestions on what is going on?

in RVT 2015

You can't compare apples to pears....   Your floor sketch defines the area of your floor.  Area plans do not use this sketch, you can use the automatic area plan that creates a sketch based on the exterior walls, or you can create your own sketch.  Areas from rooms are also completely different.

I understand the difference between sketch lines and area boundary lines... What I can't figure out is when all the area boundary lines are in the same place as the sketch lines/modeled floor. I don't think it should be as simple as apples and pears and you can't compare when I have multiple other areas that do match and a handful that do not.
